For this Jumeirah Golf Estates project, we transformed a standardised Redwood Avenue villa into a uniquely luxurious and high-spec 3-bedroom property for a developer client. We completely reconfigured the interior layout, an existing extension, windows, and exterior landscaping, and also created a new glass bridge between the garage accommodation complex and the main villa. Every aspect of the completed project showcases total attention to fine detail, bespoke luxury, and a level of developer project previously unseen in Dubai. The villa project attracted a lot of publicity and was sold for a record-breaking price per square foot before completion. It is also on the shortlist for Dubai’s Top 50 Homes.

How we made it work

Everything in the villa is custom designed. From unique soft furnishings, drawn up and specified by us and handmade by The Design House, to the exterior, where we partnered with Secret Gardens who created our designs, including fire pit, submerged sunlounge spot beside the pool, water feature, mature olive and palm trees, and outdoor kitchen area.

Inside, the atmosphere is calm and pleasing, with muted tones and accentuated curved lines on furnishings, joinery, structural aspects, and lighting. The curves are particularly notable on the rounded banister feature which has a waved veneer and backlit ceiling detail above the stairway.

As well as beautiful materials and clever space-maximising design throughout, there are a number of stand-out features in this villa design. One is the generous dining-room bar featuring Indian green marble worktops, in-built ice bucket with drainage, lightbox backed shelves for showcasing drinks, and hot, cold, and sparkling water on tap.

Automated curtains make living in the house even easier, and a full home automation system runs throughout the property. Dali run lighting systems offer ultra smooth dimming and control for the Soma Studio lighting solutions.

The details

Materials are always an important element of any interior design. Here, we made good use of the warming elegance of travertine, including as inlays for cupboards. Rare calacatta marble features with bookmatched placement to align the veining, and in particular areas as a design accentuation. Engineered wood underfoot provides a softness upstairs, and polished plaster around the dynamic staircase creates a beautiful reflective and interesting surface.

Bathrooms are sleek, featuring Gessi brassware, double sinks, and custom vanity units. And elsewhere, areas of carpet are laid flush into the wood floors with metal trim surrounds to keep everything neat and hassle-free.

Kitchen joinery includes pocket doors which slide out of the way into the recess when appliances – cooker and coffee machine – are being used. The custom curved island has a sleek flush induction hob. All the metalwork on the joinery is designed by us and handmade.

Another pleasing kitchen feature is the unique wine display and storage, featuring horizontal placement against pale onyx stone with back lighting which offers an appealing warm-toned glow.

And then there are the details that no-one really sees at first glance but which contribute to the overall sleek elegance. We’re talking fire alarms tucked flush into ceilings, metalwork that is recessed into the calacatta marble, and a bespoke chopping board that slots exactly into the sink unit making food disposal and wiping a breeze, as just a handful of examples.

Key Design Features

This luxury Jumeirah Golf Estates property features garage parking for three cars plus a separate golf buggy garage. And joining this garage area with the main house by way of the upper-storey glass corridor enables the villa to feel complete rather than disjointed. Where they connect, we designed a standout entrance leading to the main stair, and the area can be easily closed off if required.

The lounge features a focal water vapour fire pit, and throughout, we designed in floor to ceiling doors, which provide a feeling of openness and height. The property also features a well-equipped basement gym.

The master dressing room reached via a porcelain-tiled portal from the bedroom offers every bespoke wardrobe configuration you could hope for, including glass-topped sectioned drawer-space for sunglasses and accessories, excellent lighting, and plenty of storage.
